Find properties by cadastre code
What is the cadastral search for?
Research owners & properties
Using the cadastral code, you can find the current owner of a property, view the exact area, and determine the land type. This helps you quickly identify whether it's agricultural land, building land, or another usage type.
Understanding land types
Georgia distinguishes between various land types such as agricultural land, non-agricultural land, and settlement areas. The land type determines what can be built or operated on the property and significantly affects the price.
Check mortgages & encumbrances
Our deep analysis shows you whether a property has mortgages or other encumbrances registered. This helps you avoid unpleasant surprises when purchasing and ensures the property is free of liens.
For apartments: use my.gov.ge
The cadastral search is primarily suited for land plots and properties. If you need information about a specific apartment or flat, use the official my.gov.ge portal instead – there you'll find detailed information about individual housing units.

Anyone looking to buy property in Georgia should always run a cadastre check before purchasing. Using the cadastre code (Georgian: საკადასტრო კოდი), you can retrieve the ownership structure, plot area, registered mortgages and encumbrances, and all official documents directly from the Georgian land registry.
As a foreigner, you can generally purchase all types of property in Georgia – apartments, offices, commercial spaces and building plots. The only exception: agricultural land is not freely acquirable by non-Georgians. Batumi is particularly popular with DACH investors: competitive entry prices, growing tourism and no property transfer tax for foreigners.
